Terms of use

This site is operated by India Property Listing Services Private Limited, a company registered in India with its office at Satya The Hive, Sector 102, Gurugram 122006. In these terms, "we" and "us" mean that company, and "you" means anyone using the site.

The site does two things. It publishes property that agents and owners ask us to publish, and it passes your enquiry to whoever is handling that property. Both of those are introductory services.

We are not a party to any sale, lease or transfer you go on to agree. We do not hold your money, we do not hold title, and we do not act as an escrow agent. The contract, when there is one, is between you and the other side.

You may browse without an account. You need one to save a property, raise an enquiry through your account, or list anything.

You must be at least 18 and legally able to contract under the Indian Contract Act, 1872. If you are acting for a company or a firm, you confirm you are authorised to bind it.

Keep your sign-in to yourself. Anything done through your account is treated as done by you, unless you tell us it was not and we have reason to agree. Tell us promptly if you think someone else has access.

Give us details that are true, and keep them current. We rely on your phone number and email to reach you about your own enquiries.

Every listing is reviewed by a person before it is published. That review is a sanity check on the description, the photographs and the stated registration — it is not a title search, a survey, a valuation, or a legal opinion.

We do not independently verify ownership, encumbrances, approvals, carpet or super area, floor plans, completion dates, or any figure a lister gives us.

• Areas and dimensions are as supplied and are indicative.
• Prices and rents are asking figures, not offers, and move without notice.
• Photographs and plans may show a show unit, a sample floor, or a computer render.
• A registration number we display is the one supplied to us; check it against the registry yourself.

Read the listing disclaimer before you rely on anything in a listing, and take your own legal and technical advice before you commit.

These clauses bind you in addition to everything above, whether you list as an owner or as an agent.

• You must have the right to market the property — as owner, or under a written mandate from the owner.
• If you act as a real-estate agent, you must be registered under section 9 of the Real Estate (Regulation and Development) Act, 2016 with the authority for that state, and you must give us that number.
• Where a project requires registration under section 3, quote the registration number in the listing. Section 12 makes you liable for loss caused by a false statement in an advertisement.
• Everything you upload must be accurate, current, and yours to upload. Do not post another agent's photographs.
• One listing per property. Do not repost the same unit to appear more often.
• Do not list property you have not seen, or that is not genuinely available.

You give us permission to publish, resize and display what you upload on this site and in material promoting the listing, for as long as the listing is live and for a reasonable period afterwards. You keep ownership of it.

You are responsible for your listing. If it causes a claim against us because it was untrue or not yours to publish, you cover us for that.

We can decline, edit, unpublish or archive any listing, and we can suspend or close an account. We do that when something breaches these terms, when we are directed to by a court or a government agency, or when we reasonably believe a listing is false or misleading.

Where we can, we tell you why and give you a route to respond. You can always raise it with the Grievance Officer.

Removing a listing does not by itself entitle you to a refund. What does is set out in the payments policy.

When you raise an enquiry, you are asking us to pass your name and contact details to the person handling that property so that they can respond. That is the point of the enquiry, and it is the basis on which we share it.

We contact you about the enquiry you raised, by phone, WhatsApp or email. We do not sell your details on, and we do not add you to a marketing list you did not ask for.

Do not use enquiry forms to send bulk messages, to advertise, or to harvest contacts.

The assistant on this site is generated by an AI model. It answers from our own published listings. It can still be wrong, and it is not advice — legal, financial, tax or otherwise.

Nothing it says binds us, and nothing it says is an offer. Confirm anything that matters with a person before you act on it.

Do not put sensitive personal information into the assistant. Anything you type is sent to the model to produce the reply.

Browsing, raising an enquiry and holding an account are free.

Agents pay a monthly subscription to list. Plans, what each includes, and what happens when one is cancelled are set out in the payments and refunds policy.

Where we act on an instruction to sell or lease, any brokerage is agreed separately and in writing. It is not charged through this site.

• Scrape, crawl, or bulk-copy the catalogue, by any means, including through the assistant.
• Post anything unlawful, defamatory, obscene, discriminatory, or infringing.
• Impersonate anyone, or misrepresent who you act for.
• Probe, load-test or interfere with the site's security or availability.
• Use the site to launder money, or in breach of the Foreign Exchange Management Act, 1999 or any sanctions that apply to you.

The listings, text, photographs, layout and code on this site are ours or our licensors'. Nothing here transfers any of that to you.

We provide the site with reasonable care, but we do not promise it will be uninterrupted, or that everything published on it is accurate — because much of it comes from other people.

We are not liable for the conduct of any lister, buyer, tenant or third party you are introduced to, nor for a transaction you enter into. We are not liable for indirect or consequential loss, or for loss of profit, opportunity or anticipated savings.

Where we are liable, our total liability to you is limited to the fees you paid us in the twelve months before the claim, or ₹10,000 if you paid us nothing.

Nothing here limits liability that cannot be limited by law, including for fraud, or your rights as a consumer under the Consumer Protection Act, 2019.

We may change these terms. The date at the top tells you when the current version took effect, and we will tell account holders when a change is material.

You can close your account at any time. We can close it on notice, or immediately if you have materially breached these terms.

Clauses that are meant to survive — liability, indemnity, and anything owed — survive.

These terms are governed by the law of India. The courts at Gurugram, Haryana have exclusive jurisdiction, subject to any right you have as a consumer to bring proceedings where you live.

Before going to court, please use the grievance route. Most things are settled there, and it is faster.
