Payments & refunds
Buyers and tenants are never charged. Agents pay monthly in advance and can cancel any time, keeping the month already paid for. We refund duplicate charges, charges after cancellation, and our own mistakes — in full, to the card you paid with.

This document is a draft and is not yet in force. The company is being registered; its registration numbers and the grievance officer's name will be added once issued. Nothing on this page should be relied on as a binding undertaking until this notice is removed.
What is free, and what is not
Browsing the catalogue, raising an enquiry, creating an account and keeping a shortlist cost nothing. There is no charge to a buyer or a tenant for using this site.
Two things are chargeable: a monthly subscription for agents who want to list, and brokerage where we act on an instruction to sell or lease. They are separate, and the rest of this page treats them separately.
Agent subscriptions
A subscription is billed monthly in advance and renews automatically on the same date each month until it is cancelled. Payment is collected by Razorpay; card and bank details are entered on their checkout and never reach us.
| Plan | Per month | Includes |
|---|---|---|
| Standard | ₹2,999 | 10 live listings |
| Premium | ₹7,999 | 40 live listings, 5 featured, lead export, one refresh a day |
Both prices are inclusive of GST. The plan page inside your account always shows the current price and what is included — if the two ever differ, the plan page governs, because it is read from the same record we bill against.
Quotas count listings that are live or awaiting moderation. Archiving a listing frees its slot; a listing that is rejected does not consume one.
Cancelling a subscription
Cancel from the billing page in your account, at any time, without having to ask us. Cancellation stops the next renewal.
Your plan stays active until the end of the period you have already paid for. After that, listings above the free allowance are unpublished rather than deleted — they come back if you subscribe again.
We do not pro-rate a part month. If you cancel on day three, you keep the plan for the rest of that month and are not charged again.
When we refund a subscription
We would rather return money than argue about it. Each of these is refunded on request, in full:
- You were charged twice for the same period.
- You were charged after cancelling, for a period that began after the cancellation.
- The service was unavailable for more than 48 consecutive hours in a billing month, through our fault — that month is refunded.
- You subscribed by mistake and tell us within 48 hours, having published nothing.
- We closed or suspended your account for a reason that turns out to be our error.
Outside those, a month that has started is not refundable — the listing slots were available to you whether or not you used them.
We do not refund because a listing did not produce enquiries. We sell placement and the tools around it; nobody can sell you a buyer.
Listings we take down
If we unpublish a listing because it breached the terms — it was untrue, it was not yours to publish, or it duplicated another — no refund is due, and the slot is not returned.
If we unpublish one in error, we restore it and extend your subscription by the days it was down. Tell us and we will do it without being asked twice.
Brokerage
Where we act on an instruction, brokerage is agreed in writing before we start. Our standard basis is below; anything different is what your engagement letter says.
| Transaction | Fee | Minimum |
|---|---|---|
| Lease | Half of one month's rent | ₹5,000 |
| Sale | 1% of the agreed price | ₹25,000 |
GST at 18% is added to brokerage and shown separately on the tax invoice. It is not included in the figures above.
Brokerage is earned on completion — registration of the sale deed, or execution of the lease. Nothing is payable if the transaction does not complete, unless your engagement letter says otherwise and explains why.
Brokerage already earned is not refundable. If it was invoiced in error, or at the wrong rate, we issue a credit note and return the difference.
How a refund reaches you
Always to the instrument it was paid from. We cannot redirect a refund to a different card, account or person — that restriction is the payment system's, not ours.
| Stage | Timing |
|---|---|
| We acknowledge your request | Within 24 hours |
| We decide, and tell you why | Within 7 working days |
| We instruct the refund | Within 2 working days of deciding |
| Your bank credits it | Usually 5–7 working days after that |
The last line is the bank's, not ours. Once we have instructed the refund we will give you the reference so you can chase it if it is slow.
A failed payment where money left your account but the subscription did not start is usually reversed automatically by the bank within 7 working days. If it is not, tell us and we will trace it.
Tax invoices
Every brokerage fee is invoiced with our GSTIN, the place of supply and the tax split, as rule 46 of the CGST Rules requires. Invoices are numbered sequentially by financial year and are in your account.
Place of supply for brokerage on Indian property is the state the property sits in, under section 12(3) of the IGST Act — so a property outside our own state is billed as IGST, not CGST plus SGST. Property outside India is outside the scope of Indian GST.
Give us your GSTIN before you pay if you intend to claim input credit. We cannot add it to an invoice that has already been issued; we would have to cancel and reissue.
Chargebacks
Please talk to us before raising one with your bank. A chargeback freezes the amount for weeks and we cannot resolve anything while it is open, whereas most disputes are settled by email in a day.
If a chargeback is raised, we may suspend the account until it is resolved, and we will provide the bank with the account and billing record.
Changes in price
We will give at least 30 days' notice, by email, before a subscription price changes. The new price applies from your next renewal after that notice, and you can cancel before it takes effect.
A price change never applies retrospectively to a period you have already paid for.
Asking for a refund
Write to info@edulease.in with the payment reference and one line on what went wrong, or use the grievance route. You do not need to state a reason to cancel — only to ask for money back.
