Property advice in this region has a credibility problem, and it is largely self-inflicted. Areas get quoted on whichever basis flatters the number. Rents get compared without the maintenance charge. Projects get recommended without anyone opening the RERA register — which takes about ninety seconds and is free.
We built this firm around the opposite habit. Before a property reaches a shortlist we establish what it actually is: the title, the registration, what was approved against what stands, and the full cost of occupying or owning it. Where a market publishes its own record — Dubai does, comprehensively — we use it rather than assert a number from memory.
The result is a slower first conversation and a considerably faster transaction.

Verify in public records
RERA registration, title, sanctioned plan and land use are all checkable. We check them before a requirement goes anywhere near a negotiation.

Construction, technical evaluation and verification
Fifteen years in civil construction, infrastructure and real estate development across Rewari, Gurugram and the NCR, as Founder and Director of S S Y Contractors and Developers. He leads the firm's ground-level technical evaluation, developer partnerships and asset verification.
