Buying, with the diligence done first.

Most purchases go wrong for reasons that were visible in a public record before anybody paid a token amount. We look at those records first.

Our acquisition work starts with what you are trying to achieve — occupation, yield, or a hold against appreciation — because those three point at genuinely different assets and a lot of advice ignores the distinction.

From there we shortlist, verify and negotiate. Verification means the title chain, the RERA registration where one is required, the approved plan against what has actually been built, and in Dubai the freehold zone and the transfer costs. All of it is checkable, most of it is public, and almost none of it gets checked properly.

We will tell you when we think something is a poor buy, including when it is something we are instructed on.

What we handle

Residential acquisition

Builder floors, apartments and independent houses across the Delhi colonies and the Gurugram sector grid.

Commercial investment

Offices and high-street retail assessed on covenant strength and realistic re-letting, not headline yield.

Land and agricultural

Farmhouse plots and holdings, with land use checked against the current Master Plan before anything is committed.

Dubai freehold

Designated-zone purchases with DLD transfer costs, service charges and Golden Visa eligibility set out up front.

Negotiation and closing

Price, payment schedule and documentation through to registration and handover.

Diligence

Verified before you commit.

Nearly all of this is available in public registries. The value is in knowing which record to pull and what a problem looks like when you see one.

01

Title and encumbrance

Freehold or leasehold, the chain of ownership, and any charge registered against the property.

02

RERA registration

Checked directly against HARERA or Delhi RERA — both publish registered projects and agents openly.

03

Sanctioned plan

What was approved compared against what stands. Unauthorised additions become your problem on transfer.

04

Total cost of transfer

Stamp duty and registration in India; the 4% DLD fee plus agency and registration in Dubai.

Questions

Questions people ask

What do you check before I buy a property?

Four things, all from public records: the title and any charge registered against it; the RERA registration where one is required, checked directly with HARERA or Delhi RERA; the sanctioned plan against what has actually been built; and the full cost of transfer — stamp duty and registration in India, or the 4% DLD fee plus agency and registration in Dubai.

How can I check whether a project is RERA registered?

HARERA, which covers Gurugram, and Delhi RERA both publish registered projects and agents openly on their websites. We check a registration there directly rather than relying on the number in a brochure.

What does it cost to transfer property in Dubai?

The Dubai Land Department charges a transfer fee of 4% of the price, on top of agency and registration costs. We set these out, together with service charges and Golden Visa eligibility, before you commit.

What kinds of property can I buy through you?

Builder floors, apartments and independent houses in Delhi and Gurugram; offices and high-street retail as investments; farmhouse plots and agricultural land, with land use checked against the Master Plan; and freehold property in Dubai's designated zones.

Will you tell me if a property is a poor buy?

Yes — including when it is one we have been instructed on. We start from what you are trying to achieve, whether that is living in it, rental yield or long-term appreciation, because those point at genuinely different properties.
