Leasing, taken through to signature.

Finding the space is the easy part. What decides whether a lease works is the escalation clause, the lock-in, who pays for the fit-out, and what happens at the end of year three.

We act for occupiers taking space and for owners letting it. On the occupier side that means building a shortlist on a comparable basis — carpet area against carpet area, with the maintenance charge and the DG running cost included, because a cheaper headline rent with a heavier CAM bill is not cheaper.

On the owner side it means presenting the asset to tenants who can actually cover the covenant, and not wasting six weeks on someone who was never going to get board approval.

Institutional leasing — whole campuses for schools and colleges — runs on a different set of rules again, and we treat it as its own discipline rather than a variant of office leasing.

What we handle

Office and Grade-A floor plates

From single fitted suites to whole floors, across Gurugram, the Dwarka Expressway corridor, Delhi's district centres and Business Bay.

High-street and mall retail

Frontage, footfall and licence position assessed before you commit — particularly where an F&B fit-out is planned.

Warehousing and light industrial

Clear height, floor loading, dock access and sanctioned load checked against what the operation actually needs.

Institutional campuses

Schools, colleges and training centres, assessed against affiliation norms rather than just square footage.

Letting on behalf of owners

Tenant sourcing, covenant assessment, and negotiation through to a signed document.

Diligence

What we check before you sign.

Every one of these has cost somebody a deal. They are cheap to verify beforehand and expensive to discover afterwards.

03

Full occupancy cost

Rent plus CAM, DG running, property tax share and parking — budgeted as one number, not four.

04

Exit terms

Lock-in, notice period, escalation and restoration obligation. The exit is negotiated at entry or not at all.

Questions

Questions people ask

What is the difference between carpet, built-up and super area?

Carpet area is the usable floor inside the walls; built-up area adds the walls and balconies; super area adds a share of the building's common areas. The same unit can differ by around 30% depending on which one a quote uses, so we compare options carpet area against carpet area.

Why does the occupancy certificate matter when leasing?

A building without a valid occupancy certificate (OC) cannot be lawfully occupied, whatever the landlord says about it being imminent. We check it before you sign.

What should I budget for apart from the rent?

Common area maintenance (CAM), diesel-generator running costs, your share of property tax and parking. We budget them as one occupancy cost, because a lower headline rent with a heavier CAM bill is not cheaper.

Which exit terms should a commercial lease cover?

The lock-in, the notice period, the rent escalation and your restoration obligation at the end. They have to be negotiated at the start — the exit is agreed at entry or not at all.

Do you also let property on behalf of owners?

Yes. For owners we source tenants, check that they can cover the covenant, and negotiate through to a signed lease.
