Listing disclaimer

A person reviews every listing before it is published, but that review is not a title search, a survey or a valuation. Areas, prices and photographs come from the lister and are indicative. Verify anything you intend to rely on.

This document is a draft and is not yet in force. The company is being registered; its registration numbers and the grievance officer's name will be added once issued. Nothing on this page should be relied on as a binding undertaking until this notice is removed.

01

What a listing is

A listing is an invitation to enquire. It is not an offer, and accepting what it says does not create a contract.

Most of what appears in one comes from the owner or the agent instructing us. We publish it because they have asked us to and because it passed our review — not because we have independently established that it is true.

02

What we check before publishing

A person reviews every listing before it goes live. That review looks for the things that make a listing unsafe to publish.

  • That the lister holds an account with us and has given a registration number where one is required.
  • That the description is coherent, and that the price, area and location are internally consistent.
  • That the photographs appear to be of the property described, and are not obviously taken from another listing.
  • That nothing in it is unlawful, discriminatory or misleading on its face.

We remove listings that fail this, and we will remove a live one if we later learn it is false.

03

What we do not check

This is the important half, and we would rather be blunt about it than let you assume otherwise. We do not carry out, and a listing is not evidence of:

  • A title search, or any check of ownership, succession or chain of title.
  • A search for encumbrances, mortgages, liens, litigation or attachment.
  • A physical survey, measurement, or check of carpet, built-up or super area.
  • A structural, electrical, plumbing or environmental inspection.
  • A check of building approvals, occupancy or completion certificates, change of land use, or zoning.
  • A valuation, or any opinion that the price is reasonable.
  • Verification of society dues, maintenance arrears, property tax or utility bills.

None of that is within the scope of publishing a listing, and no fee paid to us covers it.

04

Figures, areas and photographs

Areas are as supplied by the lister and are indicative. Carpet, built-up and super area are different measures and developers compute super area differently — always compare on carpet area, and always measure before you commit.

Prices and rents are asking figures. They change without notice, and a property may be under offer or withdrawn before a listing is updated.

Photographs, floor plans and renders may show a show unit, a different floor of the same building, a computer-generated impression, or the property in a condition it is no longer in. Furniture shown is not included unless the listing says so.

Distances, travel times and descriptions of what is nearby are approximate and are given to orient you, not to be relied on.

05

Registration numbers

Where a project must be registered under section 3 of the Real Estate (Regulation and Development) Act, 2016, or an agent under section 9, we ask for that number and display it.

We display the number we were given. Check it yourself — every authority publishes a free, public search, and it takes a minute.

The registries we draw on are listed on the insights page.

Section 12 of the Act makes the promoter liable for loss suffered by someone who acts on a false statement in an advertisement or prospectus. That liability sits with whoever made the statement.

06

Market commentary and data

Where we publish transaction figures or market notes, we say which registry they came from and when they were pulled. Registry data is historic, is sometimes revised, and describes what has already happened.

None of it is a forecast, a valuation, or investment advice. Property can fall in value, can be illiquid for long periods, and is not suitable for everyone.

Replies from the chat assistant are generated by an AI model from our own listings. They can be wrong, they do not bind us, and they are not advice.

07

What you should do before contracting

At a minimum, and at your own cost:

  • Instruct an advocate to examine title and run the searches.
  • Inspect the property, and measure it.
  • Verify every approval and registration against the issuing authority's own records.
  • Confirm outstanding dues with the society, the municipality and the utilities.
  • Read the agreement before you sign it, and have it explained to you.

Do not pay a token, advance or booking amount on the strength of a listing alone. Pay through traceable banking channels, to the party named in the agreement, and never to an individual who cannot produce authority to receive it.

08

Our position

We publish and we introduce. We are not a party to your transaction, we do not act as escrow, and we do not guarantee the performance, solvency or honesty of anyone you are introduced to.

To the extent the law allows, we are not liable for loss arising from reliance on a listing or on market commentary published here. Where we are liable, the limit in the terms of use applies.

Nothing here limits liability for fraud, or anything else that cannot be limited by law, and nothing here cuts down your rights under the Consumer Protection Act, 2019.

09

If a listing is wrong

Tell us. Use the grievance route and quote the listing reference. We acknowledge within 24 hours, and we take down anything we cannot stand behind while we look into it.
