Selling and letting, priced against evidence.

An asset priced 15% over the market does not sell slowly. It sits, goes stale, and eventually trades below where it would have gone in the first month.

We price from comparable evidence rather than from what the owner next door is asking. In Dubai that evidence is published — the Land Department releases every registered sale and every Ejari rental contract as open data, so a quoted figure can be checked against what actually transacted in the same tower. In Delhi NCR the evidence is harder to assemble, which is exactly why it is worth assembling.

Then we market properly: real photography, an honest floor plan, a written information pack, and distribution to the buyers and tenants who are genuinely in the market rather than a blast to a list.

You get told what is happening, including when the answer is that the price is wrong.

What we handle

Valuation from evidence

A defensible number with the comparables shown, so you can see how it was arrived at.

Preparation and presentation

Photography, floor plans and an information pack that answers questions before they are asked.

Qualified introductions

We check that a buyer can fund and a tenant can cover the covenant before taking up your time.

Negotiation through to close

Heads of terms, documentation, and handover — including Ejari registration in Dubai.

Institutional assets

If you own a building that suits a school, college or training operator, that is a specialist market and we run it as one.

Diligence

What we need from you.

Having these ready shortens a transaction considerably, and their absence is the most common reason a deal stalls late.

Questions

Questions people ask

How do you decide the asking price?

From comparable evidence rather than what the neighbours are asking. In Dubai the Land Department publishes every registered sale and every Ejari rental contract as open data, so a price can be checked against what actually transacted in the same tower; in Delhi NCR we assemble the comparables ourselves.

What documents do I need to sell or rent out my property?

The title documents — the chain of ownership and the current conveyance or allotment — the sanctioned plan and occupancy certificate where one applies, the position on property tax, maintenance and utility dues, and any existing lease or Ejari contract with its rent, escalation and expiry.

Can I list my property myself, for free?

Yes. Create an account and choose Post property: owners can keep up to three listings live at no charge, and a listing goes live as soon as you publish it.

Do you check buyers and tenants before introducing them?

Yes. We check that a buyer can fund the purchase and that a tenant can cover the covenant before taking up your time.

Do you handle property in Dubai?

Yes, through to handover — including Ejari registration of the tenancy contract where you are letting.
